As said before, you don’t really need to stay directly next to Theresienwiese. We actually prefer to stay more central where you’re close to Munich Downtown and 2-3 U-Bahn (metro) Stations away from Oktoberfest.

Luxury Munich Hotels for Oktoberfest

1- Rocco Forte Hotel Munich

What we loved about this beautiful luxury hotel is it’s central location at the old botanical Garden in Munich. You’re basically in the historic old town of Munich, but still in the quite area. Also you can walk 15 minutes to the Oktoberfest.

As you might know, it’s not easy to find spacious rooms in Munich, but the rooms are some of the largest in the city. Also the spa and indoor pool makes it even more memorable.

We stayed there in May at a classic room for $540/night, which is a fantastic price for the comfort this hotel offers. Check the price and availability here!

2- Platzl Hotel Munich

One of the best hotels near Oktoberfest Munich is Platzl Hotel. Although it’s not directly close to Ludwigsvorstadt, but you can easily get the Metro line U4/U5 at Marienplatz and in only 2 U-Bahn stations, you’ll reach the Oktoberfest.

But there’s more to this charming 4-star hotel than it’s perfect location at the heart of Munich. Platzl Hotel Munich also located next to the Hofbräuhaus, which is the most famous Beer Hall and Bavarian restaurant with live Music in Munich. You can read more about Hofbräuhaus here.

We booked our room for $400/night in April and really enjoyed our stay. Also it’s just 2 minutes to Marienplatz and steps away from Tal which has the best night life of Munich. But the hotel is still located quietly in a historical building. Check the Availability and Prices here.

3- Sofitel Munich Bayerpost Hotel

This Ultra luxury hotel is one of the closes Munich Hotels near Oktoberfest and one of our favorites for it’s location and it’s comfort. Honestly it’s close to everything and everywhere, because it’s right in the middle between Theresienwiese and Munich’s Old town.

And it’s more than just a hotel, because this beautiful restored historic building was once the royal post office of Munich. And the architecture is kind of a combination of French and Bavarian elegance.

Also it’s only 10-minutes walk from Oktoberfest, the rooms are spacious and you’ll enjoy the luxurious spa and the pool. We’ve had the Superior King Bed room for $1200/Night during Oktoberfest and it’s definitely worth it. Check the availability here.

4- Hotel Koenigshof Munich

Hotel Koenigshof is another one of the best places to stay in Munich for Oktoberfest. This modern hotel is located directly at Karlsplatz (Stachhus), which is one of the entrances of Munich’s Old Town.

Also it’s only 5 minutes walk to Hauptbahnhof (Munich’s train Station) and 20 minutes walk to the Oktoberfest. Or you can just get the Streetcar or subway and in 2 stations you’ll be at the Theresienwiese.

This hotel has a prime location and the rooms are modern and spacious. Also it’s very close to the shopping center of Munich, the Kaufingerstrasse. We’ve had the Deluxe King Room for $800/Night and the room was specious. Book your room Here.

Mid-Range Munich Hotels for Oktoberfest

1- Boutique Hotel Uhland

This beautiful Hotel is located in Ludwigsvorstadt only 5 minutes walk to Oktoberfest. It’s a beautiful Boutique Hotel with it’s Bavarian charm. Actually it’s a historic villa on a quiet residential street close to Oktoberfest. You can easily walk to the Hauptbahnhof (Munich’s central station) within 10 minutes-15 minutes.

We normally take the Double room and it’s a great hotel for families as well. Room are spacious and quite. We paid $340/night for our double room and we loved it. The service is fantastic and the hotel itself is completely modernized. Check the availability and prices here!

2. Novotel Munich Arnulfpark

This fantastic modern hotel is located in Neuhausen, which is a great place to stay in Munich. Because you’re just 10 minutes walk away form the City center, and 20 min. walk from Oktoberfest.

Also what I love about Novotel Muenchen city Arnulfpark, is that the hotel itself has a fantastic restaurant and lobby, where you can chill. Also the rooms are spacious and comfortable.

Well, normally the rooms are around $150-300 per night, but during Oktoberfest, we’ve had our Standard double room for $500/night. And believe me, that’s one of the lowest hotel prices you can get in Munich during that time. Check the availability and book here.

3. Arthotel Munich

I highly recommend Arthotel Munich for the families as well, as the rooms are quite spacious and practical. And this beautiful hotel is close to everything and you can basically walk to all the major attractions.

Also this hotel is only 10-15 minutes walk to Oktoberfest or you can just get the metro which is 1 station away from Thereisienwiese. And I shall warn you about the fantastic breakfast buffet they have. What we loved about this hotel, was the colorful design atmosphere of the hotel, which was very artistic and different.

This hotel is very close to the Sendlingertor which is one of the entrances of the old town of Munich. We had the Double room during Oktoberfest for $300/night and the prices was definitely worth it for the Oktoberfest. But the rooms are not spacious, it’s more like a European cozy style. 4. Residence Inn by Marriott Munich Central

If you stay in this hotel, you’re basically just steps away from Oktoberfest. Residence Inn by Marriott facade might look a bit old, but the hotel is completely modernized from inside. And with it’s spectacular location and comfortable rooms, it’s definitely one of our favorite Munich Hotels for Oktoberfest.

Also it has a 24/7 access to the fitness center and you can directly get the Sbahn to Munich Ariport under the hotel. That’s why we love this hotel for it’s comfort. Also that part of Munich is one of the most beautiful ones, and you can easily reach Munich City with the Ubahn (only 2 stations).

We’ve had the Comfort Studio for $150/night, but it wasn’t during Oktoberfest. the prices of the room are a bit higher during that time and are around $300/night. Although for that location, it’s still a fair price. Book Your Room Here!

Pro Tip: There is another Residence Inn in Munich which is at the Ost Bahnhof, although that’s also a nice hotel, but it’s far from Oktoberfest. So make sure you’re booking the right one.

I must admit that finding cheap Oktoberfest hotels is a challenge, as the prices are quite high at that time. But there are still some options that we tried and found reasonable. But you should definitely book as early as a year in advance to be able to get the best price.

Where to Stay for Oktoberfest on budget

Let me be very honest with you, there is no budget hotel close to the Oktoberfest area. Even the cheapest hostels and hotels in Munich City center are starting from $700/night.

But Munich is a small city and there are fantastic hotels in other areas very close to the city, that you can easily travel to Oktoberfest in 2-5 Metro stations.

Best Areas in Munich to Stay on Budget During Oktoberfest

• Haidhausen: One of the liveliest neighborhoods in Munich, 10 minutes walk to Marienplatz.
• Schwabing: The “Champs-Elysée” Of Munich and the food scenery of the City. Only 15 min. walk to Marienplatz.

Best Budget Oktoberfest Hotels

Here are our top favorite Oktoberfest Hotels. They are either in Haidhausen which is one of my favorite places to stay. It’s just 10 minutes walk to the city center and located by the Isar (the main river of Munich).

Also Schwabing is the liveliest part of the city with fantastic restaurants and cozy streets. Most of the universities are located in that area and that’s why it’s full of younger people and night life. Also Englischer Garten is located here. 1- Motel One Munich Haidhausen

Please make sure you book the right motel one in Munich, because there are several houses in different parts of the city. But Motel One Munich Haidhausen is the best one to stay in Munich for Oktoberfest on Budget.

Normally the rooms are around $100/ night but during Oktoberfest you can expect the price around $300/night. The lobby of the hotel is fantastic and rooms are very modern. We love this hotel and stay often there, the only thing is that some rooms are quite small.

2. Holiday Inn Munich City Centre

Well, this is actually one of our favorite budget hotels in Munich. Although it’s normally around $130/night, but during Oktoberfest can cost even up to $500/night. But we were able to book a double room for $300/night at the second week of Oktoberfest.

But this hotel offers so much comfort, because the rooms are modern, clean and spacious. There is a huge shopping mall with drudgeries right below the hotel. Also the lobby and the restaurant of the Holiday Inn Munich City is fantastic.

This is one of my favorites Munich Hotels for Oktoberfest. Also the metro station is below the hotel and you can easily reach the Theresienwiese in 6 Stations. Check the availability and prices here!

3- Living Hotel am Deutschen Museum

Another fantastic hotel in Munich for families, is the Living Hotel am Deutschen Museum. This budget hotel has also a kitchenet in the room and is quite spacious and comfortable. it’s only 5 minutes walk to the metro station and 15 minutes walk from the Marienplatz (Munich City Center).

I love it specially for longer stays and you can find a room around $400/night during the Oktoberfest. We normally book the Double-Room, but you need to book very early. Check the availability and prices Here.

Cheap hotels near Oktoberfest Munich

As said the above mentioned hotels are my favorite Munich hotels for Oktoberfest, but if you’re budget is very limited, there are also other options. You might need to travel a bit outside of Munich, but you can save some money. Here are the cheap options for Oktoberfest hotels.

Cheap Hotels for Oktoberfest in Maxvorstadt

• The 4YOU Hostel & Hotel Munich: This hostel is only 10 minutes walk to Oktoberfest and 5 minutes walk to the city center of Munich. It’s clean and the price is around $150/Night. Still a good price for a hotel in Munich for Oktoberfest. Book your room here!

Budget Hotels for Oktoberfest in Schwabing-Freimann

Another great place to stay for Oktoberfest on budget is Schwabing-Freimann. It’s basically the quartier after Schwabing and very close to the city. And you can get the tram to the city. It also has a great infrastructure to stay for Oktoberfest.

• Holiday Inn-The niu, Loco Munich: This hotel is located in Schwabing-Freimann in Munich, which is a bit farther than Schwabing, but still a good location to get the subway to the city. Prices are around $200/Night during Oktoberfest. Check the availability here.
• Star G Hotel Munich Schwabing: another great hotel in Schwabing-Freimann which is very close to the tram station, is the Star G Hotel. And it’s around 35 minutes to reach the Theresienwiese with public transport. Book here!

Oktoberfesst Accomodations in Sendling-Westpark

Also Sendling-westpark is very close to Theresienwiese and you can easily get the UBahn (metro of Munich) to the city. Sendling is closer than Westpark, but still both of them have good transportations to the city. You’ll need around 20-30 minutes to Oktoberfest.

• H1 Munich Park Youth Hostel: It’s a great place to stay for Oktoberfest with family. It has a huge playground and rooms are spacious and great for kids. It also has a 24 hour reception and is only 5 minutes walk from the zoo. Also you can easily reach the city with public transport. Check the availability here!
• Numa Munich Obersendling: This is actually an Aparthotel which is another great Munich hotel for Oktoberfest if your budget is tight. rooms are spacious and we paid $200/night during the second week of Oktoberfest. This is a great option for families, as you can choose the size of your room. Book your room here.

As you can see below, the Hauptbahnhof, Central Station is located in the middle and directly below the Central Station in the Theresienwiese. So this is the main Metro Station of Oktoberfest and it’s just 1 Station to Hauptbahnhof.

So I can say that, as far as you stay in any of the areas indicated in this map, you’re still close to the city and therefore to Theresienwiese. On the upper right hand-side is Schwabing as we discussed. It’s home to some of the best Munich Hotels for Oktoberfest.

Anything outside the areas indicated in this map, takes more than 30 minutes and counts as far from the Oktoberfest. But almost everywhere in Muich is good accessible through buses, Metro and SBahn.

Other Ways to stay on budget in Munich for Oktoberfest

If you’re too late and can’t find a hotel or a hostel to stay in Munich, there are also other ways to stay in Munich on Budget for Oktoberfest. As I lived in Munich for such a long time and almost every year had guests visiting us for Oktoberfest, I found also some other good options to enjoy this amazing festival and here they are:

1- Camping Near Oktoberfest

For those of you who are last-minute and can’t find a Hotel to stay for Oktoberfest, there are also some other affordable options like Camping. There are several campsites in Munich to stay close to the Oktoberfest. If you’re a social person and enjoy being among younger visitors and have fun, this could be a good option for you.

If you want to visit Oktoberfest, you need to stay in an area which is close to the public transport, so here are some good options:

• Campingplatz Thalkirchen: This Campinplatz is located along the Isar river, whichis only 20 minutes away from Oktoberfest.
• Campingplatz München-Obermenzing: Also this camping ground has a great transport connection and is a relaxed outdoor camping.

2- Stay in Towns outside Munich

As said before, Munich has a great transport options and you can even stay in smaller towns around Munich for Oktoberfest. You can easily take the S-Bahn train and come to the city in about 20-30 minutes.

The best Areas to stay outside Munich, which are close to the city and has a great infrastructure are Unterhaching, Garching and Freising. Also you’ll definitely pay less than the Hotels in Munich itself. Here are some of my favorite ones.

• Corbin Hotel Freising: I love this hotel, because it’s a kind of relaxing design hotel with a great delicious breakfast. It’s around 40 minutes ride with S-Bahn to Munich. Check the price and Availability here!
• Apartimo Hotel Unterhaching: This cute hotel is in the heart of Unteaching. There are supermarkets and restaurants next to it and you can walk to the S-Bahn station within 5 minutes. The ride from Unterhaching to Munich is around 20 Minutes. Check the availability and prices here.

You should book your Munich Hotel for Oktoberfest as early as a year ahead. Specially if you want to be within the walking distance of the hotel, you have to be very fast, as those hotels near Theresienwiese sell out very fast.

You can imagine that there are more than 6 million people visiting Munich for Oktoberfest and they all want to be close to the Wiesn. So we normally book our Hotel in December for the upcoming year.

Pro Tip: For Booking hotels for Oktoberfest, time of booking plays a big role. The sooner you book your the Oktoberfest hotel, the cheapest it will be.

How to Choose the Best Munich Hotel for Oktoberfest

There are several factors to consider when choosing your Oktoberfest Hotel in Munich. It’s good to have a hotel within 30 minutes ride from Oktoberfest. Because anything outside this area, is quite far from the city.

Also the most important thing in booking your Oktoberfest hotel, is it’s proximity to the public transport. And for that let’s take a look at the map of Munich below.

Should my hotel be near Oktoberfest?

Of course it’s great if you’re early and good organized, so you can just walk to the Oktoberfest. But the number of Munich hotels near Oktoberfest are limited. So if you are not able to find one within a walking distance to Theresienwiese, that’s totally fine.

And actually if you’re looking for budget Oktoberfest hotels, it’s better to go a bit away from that are. Of course it depends a little bit on the fact that how much you want to drink. But in general there is a metro station at Theresienwiese, that will take you directly to Marienplatz. From there you can easily travel everywhere in the city.

Are Hotels in Munich Expensive during Oktoberfest?

Yesssss, they are very expensive the more closer to the Oktoberfest, the more expensive they are. But if you check the hotels I mentioned above in the farther areas to Oktoberfest, you are still in the city, but save some money. Hotels are normally 3x more expensive than their normal rate.
